After nearly two years and many offers, we're excited to be expanding our footprint in the Atlanta area.  Avenue33 is a beautiful 284 unit B-class asset located in a great location with solid rent upside from improved management . As an example - we'll be bringing back online a beautiful resort pool that's been inoperable for at least 2 years now.  Even though the property could continue growing rents without any CAPEX, we're playing a little bit of defense in today's economic environment and budgeting $5k/door just in case we need to really stand out from the crowd in a downturn.  As you know, protecting out capital key.

All things we like to see in a market.  Atlanta has also held up remarkably well during the pandemic - making it a continued go-to spot for multifamily opportunities.  This B-class property sits in an up-and-coming area with tremendous job growth and the potential to achieve A-class rents with improved management.

We've completed our due diligence walks, as we do with every property, and confirmed our initial assumptions regarding interior renovations and exterior upgrades.
